Occupancy and Rental Type of an Apartment Owned and Its Holding Period

People own houses primarily to occupy them, to make a profit from leasing them, or to make a profit from selling them. Therefore, the holding period of the house will vary depending on whether the owner of the house resides or chooses to rent in the form of jeonse or monthly rent. This paper seeks to identify the relationship between the type of house ownership, including jeonse, and apartment ownership duration of in Seoul. First, we combine apartment sales data with rental information, to build a holding period that includes deposit and monthly rent information. Next, we examine various determinants such as price, age, area, the rate of change in housing prices, and the rental type which affects the holding period, using a Cox proportional hazard model. Results show that homeowners hold their house longer when they rent them to tenants, regardless of the type of lease. Additionally, a rent type ‘jeonse’ with 100% deposit holds the house longer than the monthly rental with a partial deposit. Findings suggest that owners who own only one house have lower transaction costs and are able to trade their houses more frequently, leading to shorter apartment holding period.
