For the last few decades, the rate of middle-large size housing had increased with rapid growth of economy while the small-size has decreased. But single household in Seoul has been increasing rapidly, and now 20% of total household is single. The purpose of this study is to analyze factors influencing rental-housing tenure choice and rental cost of multi-family housing using multiple regression analysis and binary logit model. For empirical analysis, the high density multi-family housing areas - Yeoksam1-dong and Sillim4-dong - were selected from 2005 Census data, which represented housing type of single household, and the survey was conducted within the areas. The contents of survey included both housing characteristics and social & economic characteristics of households. The results of the binary logit analysis can be summarized as follows: firstly, it showed different housing demand characteristics between single household and normal family household. Secondly, single household, occupation, gender, and monthly income affected the choice of multi-family rental housing. It is necessary to supply the rental housing for single households, women, employees with permanent income. Third, each single household was differently influenced in terms of choosing the rental deposit type by variables: permanent income, age of head-household, and occupation. In conclusion, there is enough the demand for single household of multi-family rental housing in areas of Seoul near subway stations. Based on the current study, the demand for single household of multi-family rental housing will need more segmentation of housing policy strategies.
