강남 슈퍼블록 내 전이영역 특성분석 연구

초록

This study focused on the infiltration of commercial and business usage into residential areas in Gangnam superblock which was initially planned for residential block. The main purpose of this research is to set up the transitional area in which commercialization is occurring and to analyse its characteristics. The characteristics of this transition area were investigated by focusing on five elements that are related to commercialization (street types, usage of first floor, and type of house) to verify the characteristics of commercial/business usage in the context of the changes that are currently occurring in the superblock as certain characteristics of the existing plan of Gangnam Superblock are maintained. In addition, by selecting the transition area based on usage area, proximity, and commercialization rate, conducting a detailed analysis of current situation centered in a single superblock, and reflecting on the commercial characteristics of each superblock, this study tried to consider the stiffness of zoning and its limitations, which are unable to take local characteristics into consideration; thus, this study confirmed that it is necessary for zoning restrictions to be modified. It is necessary that management be reconsidered in the future because of the presence of usage groups with the facility to infiltrate inner areas. In addition, management measures to enable multiple uses to be permitted within the general residential area seem to be necessary.
