In the past, public housing complex had been criticized as a source of supply imbalance between regions and the concentration of vulnerable people, so public-purchased rental housing were supplied as an alternative. This study analyzed the spatial effects of the residential rental housing on the Seoul. First, the effect of mitigating supply imbalance by region was analyzed through Moran’s I, which indicates spatial autocorrelativity. According to the analysis, the Moran’s I index, including public-purchased rental housing, was lower than the Moran’s I index for public housing complex. It can be seen as effective in alleviating regional imbalances at the macro level. However, it can be interpreted that the effect was due to the fact that the public-purchased rental housing was mainly supplied to a different area from the existing public housing complex. Second, spatial regression analysis was performed to analyze the effects of public-purchased rental housing on the concentration of vulnerable groups. As a result of the analysis, the effect of the public-purchased rental housing was indicative of the direction of reducing the density, but not statistically significant. The analysis results indicate that when purchasing rental housing, the land price is purchased in areas with low land prices without considering the location of the existing rental housing or the total amount by region. Realistically, quantitative supply may be a priority for securing housing for vulnerable people, but if the supply continues in this way, it seems necessary to respond to the possibility of the formation of public-purchased rental housing in complexes.
