한강조망권이 아파트 가격에 미치는 영향 분석 - 반포 아크로리버파크의 한강조망 3차원 시물레이션을 활용하여-

The Han River is one of the representative views of Seoul. Previous studies have analyzed that the view of the Han River has a positive (+) effect on housing prices, ranging from 6.0-8.0% to a maximum of 16.9% depending on the degree of the view of the Han River. In the 2010s, complexes that actively designed the view of the Han River were built south of the Han River, and the value of the view of the Han River was highlighted, but research on the value of the view of the Han River based on trends and advanced technologies was not conducted. Based on previous studies, this study analyzed the value of Han River view using quantified Han River view rate variables measured by 3D simulation technology for Han River view-specialized complexes. As a result, it was confirmed that the view of the Han River had a positive(+) effect on the apartment price, as in previous studies. When the Han River view rate, a variable extracted through 3D simulation, increases by 1%p, the actual trsaction price rises at a rate of change of 0.5%. As a result of analyzing the price impact by classifying the Han River view rate into 5 sections, the actual transaction price of households with ‘limited views’ was 2.7%, compared to households with ‘no view’ of the Han River at all, 6.7% of households with ‘partial views’, and 11.3% of households with ‘significant views’, households with ‘front views’ showed a 13.4% higher result value. This study is meaningful in that it analyzed the value of Han River view by analyzing the degree of Han River view of all households specialized in Han River view through 3D simulation.
