This study analyzes the long-term settlement intentions of Seoul residents by age group and examines how social capital interacts with neighborhood environment factors, specifically walkability and green spaces. Using data from the 2023 Seoul Survey (n = 19,348), ordinal logistic regression identified key determinants and the marginal effects of interactions by age group. Residential environment, healthcare, and public transportation positively influenced settlement intentions across all age groups, while the educational environment was significant only among the middle-aged, and walkability only among older adults. The influence of social capital varied by age group. Interactions between walkability, green spaces, and social capital showed either complementary effects or moderation effects that weakened settlement intentions depending on the group. These results suggest that environmental and social factors affect settlement intentions differently across age groups, highlighting the need for an integrated, age-specific urban housing strategy.
