토지이용 혼합의 공간적 배치 특성이 주거가치에 미치는 영향 분석

초록

This study examines the relationship between the spatial configuration of land-use mix and residential value using apartment transaction data in Seoul. Parcel-level indicators were constructed using an entropy index as well as adjacency, intensity, and proximity measures, and three pricing models were compared: a base model, an entropy model, and a land-use mix model. The results show that the land-use mix model provides the highest explanatory power, suggesting that residential value is more closely associated with the spatial arrangement of land uses than with land-use composition alone. In addition, several quadratic terms were statistically significant, indicating that the effects of land-use mix are not purely linear and may vary in direction and magnitude beyond certain thresholds. These findings suggest that the relationship between land use and residential value should be interpreted not only in terms of the degree of mix, but also in terms of spatial configuration and intensity.
