청년안심주택 입지 특성이 청년층 통근시간에 미치는 영향 분석 : 서울시 생활이동 데이터를 중심으로

This study aims to examine how the locational characteristics of affordable housing for young adults affect commuting time among young adults in Seoul. Using KT origin–destination mobility data, home-to-work trips are analyzed, and the average commuting time measured from both origin- and destination-based perspectives is employed as the dependent variable. Housing types, transportation accessibility, employment density, and policy-related variables are included as independent variables, and spatial regression models are applied to account for spatial autocorrelation in commuting time. The results indicate that greater subway accessibility and stronger residential functions are significantly associated with shorter commuting times, whereas higher proportions of young adults and greater employment density are linked to longer commuting durations. In terms of housing types, areas with higher shares of multi-family and small-scale rental housing exhibit relatively shorter commuting times, suggesting that market-based small rental housing plays a buffering role in enhancing job–housing proximity. In contrast, the provision of youth public housing alone does not show a statistically significant commuting-time reduction effect, implying limitations in location selection that prioritize supply over transportation accessibility or proximity to employment centers. Spatial spillover effects further reveal that increases in commuting time in one area tend to propagate to neighboring areas. By evaluating youth public housing locations through commuting time as a quality-of-life indicator, this study underscores the need for more transportation- and employment-sensitive location strategies in youth housing policy.
