신탁방식 가로주택정비사업의 선택속성이 토지등소유자 만족도에 미치는 영향

초록

This study empirically examines the effects of selection attributes on overall satisfaction among landowners participating in trust-based block-unit housing redevelopment projects. Previous studies on block-unit housing redevelopment, trust-based redevelopment, and real estate trust services were reviewed, and focus group interviews were conducted to derive six selection attributes: stability, reliability, professionalism, economic feasibility, convenience, and conflict coordination. A survey was conducted with 140 landowners from three trust-based block-unit housing redevelopment project sites in Daegu, and the collected data were analyzed using exploratory factor analysis, reliability analysis, correlation analysis, and ordinal logistic regression. The results indicate that stability had a statistically significant effect on overall satisfaction. The test of parallel lines indicated that the proportional odds assumption was not rejected at the 5% significance level. These findings suggest that stable project management, financing capacity, and risk-control capability are important factors in shaping participants' satisfaction. The study contributes by examining trust-based block-unit housing redevelopment as an operational model for small-scale urban regeneration from the perspective of participating landowners.
