결합개발제도에 있어서 사업성 확보방안에 관한 연구

초록

The purpose of this study reviews feasibility securing method for conjoint renewal program's activation to preserve a city's scenery and to improve residential environment. For this reason, We use two analysis method. First, this study use the cost-benefit analysis on land's incentive method and effects is on floor space index when it is applied to case area. Second, the political suggestion for activation of conjoint renewal program through each incentive effect is provided. According to the study results, easing the floor space index effects of incentive system was the highest among feasibility securing method for conjoint renewal program's activation. Also, each uniform introduction was required rather than individual introduction in case of corporate tax and gained registration tax, and the effect was not great in the case of tax increment financing.
