도시재생사업의 신규입주업체 유형별 특성 및거점시설 만족도의 영향요인에 대한 연구 - 세운상가군일대 재생사업 1단계 구간을 중심으로 -

초록

The purpose of this study is to identify changes in industry by each type and characteristics of each tenancy type, and to analyze factors that affect base facility satisfaction. This study classified new tenant companies that moved into the Sewoon plaza area after the urban regeneration project in 2016 into the categories of induced tenant companies and spontaneous tenant companies. Induced tenant companies are those that have moved into 21 spaces supported by the public to revitalize regeneration projects, mainly consisting of manufacturing service area and design-related companies. Spontaneous tenant companies moved in without public support, increasing their number from 8 in 2016 to 94 in 2020, with the companies’ influx in the order of culture and arts, food and beverage, and design companies. Also, an analysis on the factors affecting base facility satisfaction utilizing PLS-regression was conducted that produced results. First, the main factor that has a positive effect on the satisfaction of induced tenant companies is space for start-up companies , and the main factor having negative effect is transport accessibility. Second, the central factor having a positive effect on spontaneous tenant companies is amenity and break area, and the main negative factor is proximity of the base facility. Differences were observed in the characteristics of the industry and business type in accordance with the type of new tenant companies, and the factors affecting the satisfaction of te base facility were revealed to be different as well. When building base facility for urban regeneration projects in the future, it has been confirmed that it is necessary to consider the changes in the business types of tenant companies and the characteristics of local industries and tenants, and to monitor the overall process for flexible space operation.
