전세와 보증부월세간 선택요인과 주거수요 편차

초록

There are mainly two types of rental contracts in Korea. One is Chonsei and the other is Monthly Rent with Variable Deposit (MRVD). The purpose of this study is to analyze how one chooses between the two types of rental contracts and whether there exist differences in the way of deciding housing consumption by the choice of rental contract type. The estimation results show that net financial asset and real estate possession are very important determinants on the choice of Chonsei. In addition, transitory asset that can not be explained by household income stream is the most important factor to increase probability of renters' choice on Chonsei among newly formed households. In terms of housing consumption, the results show that elasticities of permanent income and rent level are very higher in the case of MVRD than Chonsei. On the other hand, net financial asset and possession of real estate are the main factor to raise housing consumption in the case of Chonsei. Overall, the analysis indicates that asset is an important factor in deciding rental contract type and housing consumption.
