서울시 개발밀도 실현특성에 관한 연구

초록

The purpose of this study is to analyze the characteristic of realized development density in Seoul by comparing the legal floor area ratio which is the standard of development capacity with realized floor area ratio, and to find out the influencing factors to change the realized FAR. As a result of comparing legal FAR with realized FAR, the realized FAR below the legal FAR in 34% area of Seoul, so these area have the additional development conditions. Also, as a result of regression analysis, the realized FAR affected by the conditions of the site. The group which has the fine urban factors, the realized FAR is changed by the central business area, and the group which has the bad urban conditions, realized FAR is generally changed by the residential area. The high-density development is one of the effective way to make low-carbon and green-growth city, it is need to exact analysis about the development density.
