노후계획도시 재정비 정책 공표가 주변 아파트 매매가격에 미치는 영향: 성남시 주택 건축연한의 한계 효과를 중심으로

초록

Interest in redevelopment and reconstruction has been increasing due to the legislation regarding the Special Act for the 1st New Town and commitments to expanding housing supply by accelerating reconstruction. While there has been a lot of discussion on the spillover effects of housing supply from the reconstruction of the 1st New Town on the real estate market, there has been little empirical research on the effects of policy announcements made prior to the implementation of reconstruction projects. Therefore, this study examines the impact of public announcements regarding the 1st New Town redevelopments on apartment prices in Seongnam City, Gyeonggi-do. Based on the Ministry of Land’s apartment transaction price data, which includes 7,492 units, we use a Difference-in-Difference-in-Differences (DDD) model to clarify the causal effects of public announcements and a hedonic price model with an interaction term between building age and announcement periods to account for the marginal effects of building age over time. The results of this study can be used as a basis for urban planners and policymakers to formulate policies on the maintenance and support of the 1st New Town.
