This paper focuses on the need for incineration facilities due to the revision of the Waste Management Act and aims to study the relationship between the scale of incineration facilities and their impact. The objective of the study is to verify the correlation between the daily processing capacity of incineration facilities and the extent of damage caused. For further insight, the differences based on the scale of the incineration facilities was analyzed. This study was conducted in two stages. In the first stage, Model 1 was applied to determine the impact range of each incineration facility and extract apartment samples located within that range. The aim of this stage was to identify the spatial extent of influence. In the second stage, Model 2 was utilized to perform sequential regression analysis on the samples extracted in the first stage. This analysis aimed to validate the impact of facility scale on the distance from the incineration facility and housing prices. The results obtained in the paper are summarized as follows: Each incineration facility has a specific range of adverse impact, and facility scale (capacity) was found to have a negative moderating effect on housing prices. This means that as the distance from the incineration facility increases, housing prices tend to rise; however, as the facility scale (capacity) increases, the extent to which housing prices increase due to the proximity to the incineration facility decreases. These results have practical implications for considering compensation in the decision-making process for the selection of incineration facilities and provides insight into understanding the overall impact of incineration facility scale and distance on housing prices.
