초록

By comparing the factors influencing stress among residents of mixed-use public rental housing based on regional housing price levels, this study aims to explore the impact of discrimination experiences on stress and the role of social capital in enhancing the effectiveness and addressing the challenges of mixed-use policies. Using the 3rd panel dataset of public rental housing residents in Seoul in 2019, we analyzed the factors influencing stress based on regional housing price levels, a regional characteristic, for residents of mixed public rental housing using an ordinal logit model. For the study, we conducted a survey and analyzed the literature, developed a research model, and formulated three hypotheses. The first hypothesis posits that the experience of discrimination among mixed housing residents influences stress levels and is significantly positively correlated with local housing prices, a neighborhood characteristic. Second, when categorized by neighborhood housing price level. Discrimination experiences were significantly positively related to stress among residents of mixed-use public housing in higher-priced neighborhoods. This suggests that experiencing discrimination due to wealth inequality caused by housing price disparity has an impact on stress. Third, social capital was found to play a role in reducing stress among mixed-use residents. The interaction between discrimination experience and stress was significant for mixed-use residents in neighborhoods with higher housing prices. These findings suggest that mixed-use policies need to develop community programs for social capital formation tailored to local characteristics. This study is significant because it categorizes housing prices based on neighborhood characteristics and uncovers the impacts of discrimination experiences, stress, and social capital among residents of mixed-use public rental housing.
