주택여과과정의 실증분석 - 주택재개발사업의 신규주택공급효과를 대상으로 -

초록
Due to rising income of citizens and consequent urban growth, there has been a persistent increase in housing demand in Seoul. In this housing market condition, lack of developable land has required redevelopment of the deteriorated residential areas in Seoul. Even though it is accepted that redevelopment has been one of the most effective ways to increase required housing supply and to achieve efficient land use within the inner city areas, but there have also been strong arguments on its side effects. There have been unclear investigations on the existence of filtering process in the Korean housing market. In order to justify the redevelopment of inner city areas, the new medium-sized houses supplied by the redevelopment projects should initiate chains of residential mobilities up to small and deteriorated houses for low-income households. Focusing on these issues, this study investigates supply effects of redevelopments through housing filtering process. We traced the chains of residential mobilities and surveyed the current residents living in the chained addresses. The results show that households have generally improved their housing quality by residential mobility triggered by new housing supply in redevelopment and the existing housing units have filtered down from higher to lower income households. In addition, the pattern of residential mobility implies that supply effect could be spread throughout the housing market by vacancy chains.
