전·월세선택 차별화가설에 기반한 소득이 점유형태선택에 미치는 영향 분석

초록
According to the Chonsei-Monthly rent choice differentiation hypothesis, the assets and income are major factors influencing the monthly rent choices. If someone with low assets has difficulty with loan approval or wants high housing services at the same deposit level, he or she will choose Monthly rent. The purpose of this studay was to analyze the effect of household income on the choice of Chonsei or Monthly rent. A cross-sectional analysis of three years (2011, 2014, 2017) was applied using the Korea Labor Panel Survey Data. As a result of empirical analysis, it was found that the household’s average monthly income had a positive effect on the Monthly rent choice in all three years. When other variables were controlled, the higher the average monthly income of a household, the higher the probability of choosing Monthly rent than Chonsei. The higher the household asset, the higher the probability of choosing Chonsei, and the more loans, the higher the probability of choosing Monthly rent. It was confirmed that the economic characteristics of households affect the choice of Chonsei or Monthly rent, and the Chonsei-Monthly rent choice differentiation hypothesis was confirmed to be working in the real estate sub market. The result that high-income households choose monthly rent is contrary to the common belief regarding monthly rental households that are perceived as low-income and unstable housing types. It was found that the preference of tenants wanting a higher housing service at the same economic level group affects the choice of Monthly rent, and it is meaningful in that it broadens the understanding of the choice of Monthly rent.
