부모의 경제력이 청년층 임차가구의 주거사다리 이동에 미치는 영향에 관한 연구

초록

We examined the impact of parent’s wealth on the movement of the housing ladder among young renters in Korea. Using the Korea Labor Panel Survey data from 2004 to 2017, we estimated the upward housing movement probit model, discrete-time hazard model, and downward housing movement probit model. In order to more clearly capture the impact of the parental economic power on determining the housing tenure, we used the adjusted net assets of young renters which exclude the wealth already transferred from their parents. Our results showed that, when using adjusted net assets for the estimation, the net assets of parents affected the housing ladder movement of the younger rental households. By comparing the marginal effects of the child’s adjusted net assets with the parent’s net assets, the results showed that the child’s adjusted net assets have a more significant impact on the movement of the housing ladder. It led us to conclude that parents’ economic power has more influence on their children’s decisions on their housing tenure in an indirect way than in a direct way. Moreover, the comparison result of birth cohorts also showed that in the housing ladder movement, recent cohorts are more affected by parents’ economic power than in the past.
